New IBC Grow Out Tanks

Property is zone agricultural.  One rental is a "vehicle" and licensed as such. I require no permits for any agricultural activities. Property is not in a "corporate municipality".  The concept is one of liberty, freedom and self sufficiency!  The things held in the highest esteem former generations.

Bring your focus back on the AP ( that is what this wall is for)  good luck getting a permit to have a COMMERCIAL AP business and two rental homes in the same zoning.

The major problem is the de industrialization of this nation.  I look at this property as a complete entity  with two "rental units". Current rents are $575 & $475 or maximum of $1,050 @ month.  The aquaponics farm goal is to produce $3,333 a month for a total maximum gross of $4,383 a month. Under normal conditions value 100 x the monthly gross (1%) or $438,300.  Base on existing "comps" value is more like  .37% x 100 gross X the monthly gross of a value of $162,171.  I invested $125,000 cash in this property in 2007.  Todays market value without the aquaponics farm is about $46,250.

So to put it another way, the value of my aquaponics farm that will gross $40,000 a year should have a business value of $115,000 to $116,000. That of course is lock stock and barrel including an acre and half of land.

I agree, barrelponics or the IBC of aquaponics or both are really very good starter systems for backyard growers.

So you are estimating that an aquaponic operation that grosses $40,000 in produce sales will only cost $5000-$10,000 in supplies, labor, transportation of produce, insurance, booth fees for farm markets, seeds, seed starting supplies, fish feed, electricity to run the system, supplements, testing supplies, fingerlings, and pest control?

I'm not really understanding what the rental income has to do with the aquaponics system income, I would think that they are two separate things.

Obviously you are not planning to pay yourself of whoever you have do the 3 hours per day of labor since even at $7.50 per hour that would cost over $8000 per year and remember if you are employing some one who is being paid only $7.50 per hour, the employer has to pay additional taxes and insurance above and beyond the actual wage.  So do you think that buying all the other stuff needed to run a commercial farming or growing operation is going to come up less than $2000 per year?

No I am not organicly certified.  How ever co-op officials did conduct an official inspection of my operation.  Note:  I am retired military and spent 12 years as a senior instructor. So I see much room for improvement and price reduction for training secessions.  Plus possible sales of material and actual construction of systems.  I think construction of small "barrel ponics" systems, are good training devices and very practical for back yard family self use.
